My wife and I put an offer on a house Tuesday. We actually bid higher than the asking price, because it was stupid low. It’s a foreclosure, and we’re hoping to live in it for a few years, fix it up/update it, and flip it.
BUT real estate being as much of a bitch as it is, we won’t know if we got it or not until Friday. I am anxious, and trying not to get my hopes up. I’m so tired of renting, and living in a triplex with annoying upstairs neighbors. Plus we’ll have a fenced in back yard SO I COULD GET A DOG! I haven’t had a dog for over 6 years now.

I wish I knew someone with a JDM 1996 or 1997 Integra Type R.... I’d really like to try one out seriously. I’m looking into getting a cheap FWD sports car, just for the sake of it and the Type R looks like it could be a great fun car.

too bad they aren’t exactly cheap. I’d rather just spend 1/3 the money and get a clean GSR.
EDIT I just remembered you live in Japan and you can probably pick up a Type R for 1/10 of what it would cost to find a USMD Type R Integra.

Well the asking price was about 1/4 the estimated market value. we bumped it up another 5 grand, but we’d still be getting a steal.

Being a foreclosure definitely doesn’t help. They are so much more complicated.
We were looking at buying a foreclosed house across the street to clean up and flip. We put an offer at asking price. They countered $10k higher!

Are you going to have enough equity in it to pay for renovations and still sell it in a few years, or would you be taking out another loan? Do you have a good appraisal? What are comps like in the area? It’ll probably cost you 10% of the selling price just to sell it, and then you’ll need to make sure you have enough cash for your next house, blah blah blah. Don’t be surprised when you look up and realize you’ve been there for 6-8 years.

Well house only needs about 10-15k of work, unless we decide to build a garage. The only truly non cosmetic work it needs is a new roof, but I think we’re going to do a steel roof as it will cost about 1/3 of what a shingle roof will. We can do most of the work our selves, and my Father in Law owns a flooring store, so we get flooring at cost. We should have plenty of equity to get enough funds in one loan. the house is valued at 100,000 which makes since for the area and size of the house. The last time it sold was in 2010 and it sold for 110,00. We’re hoping to get it for 35 or less.
We’re thinking in the end we’ll be able to squeeze out 15,000 in “profit”. but hey it still way better than renting.

we’re afraid that might be whats going on. That they posted a super low asking price to get people interested, they actually don’t intend to sell it for any where near that price.

There is no way a properly installed metal roof costs 1/3 of a 25y shingle roof installation . You may need to reconsider your roofing choice. Average cost of a shingle roof is between $5 - $8 a square foot. The last metal roof I installed (26g standing seam, 3" insulation) was $16 a square foot. For resale purposes I would not recommend installing a roof yourself unless it’s a shingle roof. The garage is worth $20k for a one-bay, an each bathroom is probably going to set you back $5k in material (fixtures and finishes) plus the cost to upgrade wiring to something that hopefully isn’t 60A service.
There are plenty of contractors that would provide you with a free quote for a new roof, and then it’s under warranty which is a bonus for new home buyers looking at your house after you flip it.

We were in the same situation in Silicon Valley, where we knew two couples who had put in low-ball bids on +20+ repo’s each, and neither couple got a house.
When we went out looking at repo’s, we found one that really fit our needs. When my wife (the CFO) said that “Yes, she really wanted to buy that house”, we bid $2 per square foot +above+ median for direct comps. We have been living there for five years now.
Oh, and I told the deadbeat, underwater, former homeowner that the bank no longer owned the property, that +I+ now owned the property, and that early on the following Saturday morning, I was bringing a work crew to rip up all the wall-to-wall shag carpet and start replacing the flooring throughout the house. He moved out. YMMV. . .
